How long does it take to build a custom home?

What does it cost to build per square foot?

Ask to visit a current job site — not a finished showpiece — because how a builder runs an active site tells you more than a photograph.
Do I need land surveyed and perc tested before building?
Yes, before you commit. A survey establishes boundaries and setbacks; a perc test determines whether the soil will take a septic system, which decides whether the land is buildable at all where sewer is unavailable. Middle Tennessee has areas where limestone shelf sits close to the surface, and finding that after purchase is an expensive discovery.
