A custom home on land starts further back than a lot in a subdivision. Soil, drainage, access, septic and getting power to the site all have to be resolved before a foundation goes in, and on a rural Middle Tennessee parcel that work can be a real share of the budget.

How long does it take to build a custom home?
Eight to fourteen months of construction for most, after design, permitting and site work — and permitting alone can take months in a busy county. The schedule depends on the size, the site, the weather and how quickly decisions are made. A build with the selections made before the foundation is poured runs to the schedule; one where they are made as it goes does not.
What does building on my own land involve?
A site evaluation first — access, a soil test for the foundation, a perc test if there is no sewer, utilities to the site, and any setbacks or restrictions on the parcel. Then the plan is fitted to the lot rather than the other way round. Site work — clearing, the drive, grading and utilities — is a real share of the cost on raw land and is estimated before the house is.
